About us

General contractor in Miami for custom homes and turnkey renovation

Florida Home Build is a Miami construction company that works as your general contractor on custom homes, whole-home renovations and condo remodels. You get one contractor and one contract for the build, from signing to the keys, with a price cap and four payments tied to project stages. By our own count, projects under construction add up to more than $100 million.

Who we build for:

  • Owners with a lot and finished plans who want permits filed and a construction schedule.
  • Owners with a lot and no plans yet, who need strategy, a budget and a design first.
  • Owners of a house or a condo who want a full gut renovation, down to the studs.
  • Business owners who need an office, a retail space or a restaurant built out.

Every project starts with a visit to the property, before any contract. Projects start at $250,000. We work in three South Florida counties. In Miami-Dade that means Miami, Miami Beach, Coral Gables, Doral, Aventura, Sunny Isles Beach, North Miami and Star Island. In Broward we build in Fort Lauderdale, Weston, Davie, Hollywood and Parkland. In Palm Beach County the list includes Boca Raton, Delray Beach, West Palm Beach, Jupiter and Wellington.

Your money

How a Miami home build works when you're not paying ahead

  • 4 payments, not a big deposit

At signing, at the start of work, at the midpoint and at about 99% completion. Each payment is for a stage you have approved.

  • A price cap in the contract

Cost plus a fixed fee, with a maximum price. Savings stay with you. Anything above the cap is paid by the builder.

  • Every bid and invoice in view

A shared budget tracker shows each subcontractor bid, each change and each invoice.

  • One contractor, one contract

The same permanent subcontractors on every job, and one company answering for all of them.

  • 3-year warranty, exclusions in writing

The warranty term is a number in your contract, and so is the list of what it does not cover.

  • An answer in under 24 hours

By phone, WhatsApp, text or email, in English, Spanish or Russian.

Timeline

How long it takes to build a custom home in Miami

  1. Strategy, lot and budget — 2–3 months

A site visit before any contract, a line-by-line estimate and a meeting with your project manager.

  2. Design — 6–9 months

Plans and selections, tied to the budget and the price cap.

  3. Permits — 3–6 months

City and county permits, inspections and association submissions are on us.

  4. Construction — 16–22 months

Your superintendent confirms the next steps every week, with photos and inspections in your client portal.

Usually 28–36 months from the first meeting to move-in. These are estimates, not promises: rain, inspections and permit queues move dates, and you see every change in the portal the week it happens. On average the build takes 2–4 hours of your time per week.

One contractor

What your general contractor handles on a Miami build

A general contractor runs the build so you don't have to hire and coordinate every trade yourself. On our projects the permits, the subcontractors, the inspections and the budget sit with one company, and you talk to one project manager. Here is what that covers.

  • Permits and inspections

City and county permits and local inspections are part of our work. Permitting usually takes 3–6 months on a new home.

  • Condo and association approvals

In a condo we prepare the association submissions and plan the work around the elevator and the building's work hours.

  • Subcontractors and bids

We work with a permanent group of subcontractors. A line-by-line estimate comes before the contract. After you sign, each subcontractor bid and each change shows up in the shared budget tracker.

  • Hurricane-zone rules

Miami-Dade and Broward are generally treated as the High-Velocity Hurricane Zone of the Florida Building Code. Homes in these two counties are designed and built to the HVHZ requirements, and permits and inspections follow them. Read about hurricane-resistant homes

  • Design and interior

Design usually takes 6–9 months on a new home, and plans and material selections stay tied to the budget and the price cap. Architect and designer fees sit outside the construction price. If we lead your interior design, the number of revision rounds and the procurement fee are written into the contract up front.

FAQ

Questions about hiring a general contractor in Miami

How does a general contractor charge in Miami?

You pay the real cost of the work plus a fixed fee, and for the agreed scope of work the construction total can't pass the maximum price in your contract. Savings stay with you, and we pay anything above the cap. For the cost of the build itself, see the prices per square foot in the table above.

How much does it cost to build a custom home in Miami?

Construction runs $450–650 per sq ft on a mainland lot, $900–1,300 on the water and islands, and $1,300–1,800+ on the ocean. The lot, design fees, permits, furniture and landscaping come on top. Every project type is in the table above.

What does a general contractor do in Florida?

Florida law (section 489.105) defines a general contractor as a contractor whose services are unlimited as to the type of work. In practice you sign one contract, and the contractor handles permits, coordinates the subcontractors and answers for the finished result. More detail is in the section above.

How much down payment can a Florida contractor ask for?

If a contractor takes a first payment above 10% of a residential contract price, Florida law (section 489.126) requires a permit application within 30 days of that payment and a work start within 90 days after the permits are issued, unless an exception applies. Ours is a plan of four payments: at signing, at the start of work, at the midpoint and at about 99% completion, with the shares set in your contract.

How long does it take to build a house in Miami?

Usually 28–36 months from the first meeting to move-in: 2–3 months for strategy and the lot, 6–9 for design, 3–6 for permits and 16–22 for construction. The phases partly overlap, and these are estimates, not promises. Rain, inspections and permit queues move dates, and you see each change in the client portal that week.

Does your construction team handle permits, condo approvals and hurricane-zone rules?

Yes. We handle city and county permits, inspections and condo association submissions, and we build to the High-Velocity Hurricane Zone requirements that apply in Miami-Dade and Broward. The details are in the section above.

Can you manage my build while I live out of state or abroad?

Yes. A client portal, video at every stage, drone footage, cameras on site and a weekly confirmation of next steps let you follow the build from anywhere. Your project manager speaks English, Spanish or Russian.

Do you take small home renovation jobs?

No. We take turnkey projects from $250,000: new homes, whole-home and condo renovations, additions, waterfront and commercial work. Not sure your project fits? Answer 5 questions and we'll tell you.
