General contractor · Miami-Dade, Broward, Palm Beach
Custom homes and turnkey renovation in Miami-Dade, Broward and Palm Beach. Cost plus a fixed fee, a maximum price in the contract, and four payments set in writing.
About us
Florida Home Build is a Miami construction company that works as your general contractor on custom homes, whole-home renovations and condo remodels. You get one contractor and one contract for the build, from signing to the keys, with a price cap and four payments tied to project stages.
By our own count, projects under construction add up to more than $100 million. Every project starts with a visit to the property, before any contract.
Who we build for

Where we build
We work in three South Florida counties. In Miami-Dade that means Miami, Miami Beach, Coral Gables, Doral, Aventura, Sunny Isles Beach, North Miami and Star Island. In Broward we build in Fort Lauderdale, Weston, Davie, Hollywood and Parkland. In Palm Beach County the list includes Boca Raton, Delray Beach, West Palm Beach, Jupiter and Wellington.
Services
Prices below are per square foot of construction. A new home on a mainland lot runs $450–650, a waterfront or island home $900–1,300, and an oceanfront home $1,300–1,800+. Renovation costs less: $50–250 for a house, most often $75–150, and $150–350 for a condo. Your exact number comes after we see the lot or the house and the plans.

A new home on your lot through to the certificate of occupancy; architect and designer fees are separate.

A home on the water or on an island, in a wind and flood zone. The same scope on the ocean is priced higher.

A full gut remodel of a house, down to the studs, with permits.

The whole unit; we prepare the association submission and plan the work around the elevator and work hours.

A new wing, a second floor or a garage turned into living space, as part of a turnkey project.

New seawalls, seawall repair and docks for waterfront homes, as part of a turnkey project.

Offices, retail and restaurants.
The construction price does not include the lot, architect and designer fees, permits, surveys and impact fees, furniture, or landscaping.

Timeline
A site visit before any contract, a line-by-line estimate and a meeting with your project manager.
Plans and selections, tied to the budget and the price cap.
City and county permits, inspections and association submissions are on us.
Your superintendent confirms the next steps every week, with photos and inspections in your client portal.
Usually 28–36 months from the first meeting to move-in. These are estimates, not promises: rain, inspections and permit queues move dates, and you see every change in the portal the week it happens. On average the build takes 2–4 hours of your time per week.

One contractor
A general contractor runs the build so you don't have to hire and coordinate every trade yourself. On our projects the permits, the subcontractors, the inspections and the budget sit with one company, and you talk to one project manager. Here is what that covers.

One project manager, one contractPermits, trades, inspections and the budget sit with one company.
City and county permits and local inspections are part of our work. Permitting usually takes 3–6 months on a new home.
In a condo we prepare the association submissions and plan the work around the elevator and the building's work hours.
We work with a permanent group of subcontractors. A line-by-line estimate comes before the contract. After you sign, each subcontractor bid and each change shows up in the shared budget tracker.
Miami-Dade and Broward are generally treated as the High-Velocity Hurricane Zone of the Florida Building Code. Homes in these two counties are designed and built to the HVHZ requirements, and permits and inspections follow them. Read about hurricane-resistant homes
Design usually takes 6–9 months on a new home, and plans and material selections stay tied to the budget and the price cap. Architect and designer fees sit outside the construction price. If we lead your interior design, the number of revision rounds and the procurement fee are written into the contract up front.
FAQ
You pay the real cost of the work plus a fixed fee, and for the agreed scope of work the construction total can't pass the maximum price in your contract. Savings stay with you, and we pay anything above the cap. For the cost of the build itself, see the prices per square foot in the table above.
Construction runs $450–650 per sq ft on a mainland lot, $900–1,300 on the water and islands, and $1,300–1,800+ on the ocean. The lot, design fees, permits, furniture and landscaping come on top. Every project type is in the table above.
Florida law (section 489.105) defines a general contractor as a contractor whose services are unlimited as to the type of work. In practice you sign one contract, and the contractor handles permits, coordinates the subcontractors and answers for the finished result. More detail is in the section above.
If a contractor takes a first payment above 10% of a residential contract price, Florida law (section 489.126) requires a permit application within 30 days of that payment and a work start within 90 days after the permits are issued, unless an exception applies. Ours is a plan of four payments: at signing, at the start of work, at the midpoint and at about 99% completion, with the shares set in your contract.
Usually 28–36 months from the first meeting to move-in: 2–3 months for strategy and the lot, 6–9 for design, 3–6 for permits and 16–22 for construction. The phases partly overlap, and these are estimates, not promises. Rain, inspections and permit queues move dates, and you see each change in the client portal that week.
Yes. We handle city and county permits, inspections and condo association submissions, and we build to the High-Velocity Hurricane Zone requirements that apply in Miami-Dade and Broward. The details are in the section above.
