Construction management · Miami-Dade, Broward, Palm Beach
One contractor runs the project. You follow it in a client portal, with a weekly confirmation of next steps from your superintendent, and pay in four payments.
Remote owners
Construction management in Miami, for a home you are not there to watch, means one contractor who runs the build and shows you its progress. At Florida Home Build the builder and the manager are one company, with one contract. The management comes with a turnkey project, with budgets starting from $250,000: we run the site through a superintendent, handle permits and inspections, and report to you through a client portal.
What you get when you live elsewhere:
We build in Miami-Dade, Broward and Palm Beach counties. You pay in four payments, at signing, at the start of work, at the midpoint and at about 99% completion, and the dates in your schedule are estimates, not promises.
Your money
At signing, at the start of work, at the midpoint and at about 99% completion. Each payment is for a stage you have approved.
Cost plus a fixed fee, with a maximum price. Savings stay with you. Anything above the cap is paid by the builder.
A shared budget tracker shows each subcontractor bid, each change and each invoice.
The same permanent subcontractors on every job, and one company answering for all of them.
The warranty term is a number in your contract, and so is the list of what it does not cover.
By phone, WhatsApp, text or email, in English, Spanish or Russian.
Who does what
An owner’s representative looks after the owner’s budget, schedule and quality, and answers for them when the owner is away. On a turnkey project with us these jobs sit with the contractor you already hire, so the table shows who does each one and where you can see the result.
| Task | How it works on your project | Where you see it |
|---|---|---|
| Budget and changes | Cost plus a fixed fee, with a maximum price in the contract. Anything above the cap is paid by us. | A shared budget tracker with the subcontractor bids and invoices |
| Schedule | Our plan for a custom home is 28–36 months in total, an estimate and not a promise. | Your client portal and the weekly confirmation of next steps |
| Permits and inspections | We apply to the city and county, schedule the inspections and file the homeowners’ association submissions. | Reports from your superintendent |
| Quality of the work | Site oversight sits with your superintendent, and we use the same permanent subcontractors. | For owners far away, video, drone footage and site cameras |
| Handover | A handover, then a 3-year warranty with the exclusions written in your contract. | The warranty page explains what stands behind the work |
How the money is paid, step by step, is on the pricing and terms page. The permit side of the table has its own page: permit expediting in Miami.
After the keys

The term and the list of exclusions are written in your contract, not explained later.
As-built drawings, manuals, a maintenance schedule and manufacturer warranties registered in your name.
We walk the house with you and show how each system works before you move in.
Home maintenance by arrangement, with the same team that built it.
Week by week
Your superintendent confirms the next steps with you every week, and you pay in four payments across the build. Here is the routine from one week to the next, how the payments fall, and what Florida law lets an owner require before paying a contractor.
Your superintendent confirms the next steps with you. On average that and your other decisions take 2–4 hours of your week.
You follow it in the client portal and, for owners who live far from Miami, through video, drone footage and cameras on site.
We apply for the permits, schedule the inspections and file the association submissions, and after the final inspections the building department issues a certificate of occupancy or completion.
You approve the work stage by stage, and our team answers your questions in English, Spanish or Russian.
Four payments fall at signing, at the start of work, at the midpoint and at about 99% completion. The shares are written in the contract.
Florida Statutes section 713.06 also lets an owner require the contractor’s sworn statement that those who sent a notice to owner have been paid, before each progress payment. The final payment should wait for that statement. The shared tracker shows the bids and invoices in the meantime. The full path of a project, from the first site visit to the keys, is on the how we build page.

An owner’s representative protects the owner’s interests: they check the budget and schedule, compare bids, watch quality and payment requests, handle changes and close out the project. With Florida Home Build the contractor and the manager are one company, and the table above shows where each of these tasks sits.
Yes. We build in Miami-Dade, Broward and Palm Beach counties for owners who are far away. The tools are a portal, a superintendent who confirms the next steps every week, and, for owners at a distance, video, drone footage and cameras on site. Our team speaks English, Spanish and Russian.
You approve the work stage by stage, and the contract sets the details. You follow the project in the client portal and through the weekly confirmation of next steps. To see how it would work on your build, tell us about your project and we contact you within a day.
The contract is cost plus a fixed fee, with a maximum price, and the fee is written in it. Projects start from $250,000, and the pricing and terms page shows price per square foot by project type.
The shared budget tracker shows the subcontractor bids and invoices. Florida law also lets you require the contractor’s sworn statement that those who sent a notice to owner have been paid (section 713.06), before each progress payment and the final one.
On average, the build takes 2–4 hours of your week. You confirm the next steps with your superintendent, make your selections and approve each stage.
We do. We apply to the city and county, schedule every inspection and file the homeowners’ association submissions. The details of the rules are on the permit expediting page.
