General contractor · Miami-Dade, Broward, Palm Beach
We take additions, whole-house renovations and new homes on your lot, with budgets usually from $250,000. You pay in four stage payments, the work carries a 3-year warranty, and we reply within a day.
Pembroke Pines
Hiring a general contractor in Pembroke Pines means one company runs the whole project: permits, subcontractors, project management, inspections and the build. Florida Home Build takes major remodeling, additions and new construction of custom homes on your own lot, under one contract, usually for budgets from $250,000. One contractor with a steady group of subcontractors carries it through to handover.
The city and its houses
Pembroke Pines sits in southern Broward County, next to Davie, Cooper City, Hollywood, Miramar and Southwest Ranches. The part west of I-75, known as West Pines, is mostly subdivisions built after Hurricane Andrew, and census-based estimates put most of the city’s homes in the 1990s. Many owners of houses that age plan a larger home remodeling: a different layout, more living space, a room added on or updated systems.
How we work with you
Our office is in Aventura, and Pembroke Pines sits inside our area across Miami-Dade, Broward and Palm Beach counties. Homeowners spend about 2–4 hours a week on the job, and your superintendent confirms each step weekly in the client portal. To start, send the address and any plans for the property.
After the keys

The term and the list of exclusions are written in your contract, not explained later.
As-built drawings, manuals, a maintenance schedule and manufacturer warranties registered in your name.
We walk the house with you and show how each system works before you move in.
Home maintenance by arrangement, with the same team that built it.
Cost
For renovations and new houses, our construction price is quoted per square foot, and an addition is priced as a whole project. The final number comes after we see your house or lot. The ranges below are South Florida starting points, not a quote for a Pembroke Pines address, and they cover construction only.
Most projects land between $75 and $150. The spread comes from how much changes: interior and exterior upgrades only, or kitchen remodeling, bathroom remodeling, a reworked layout and updated systems. The $250,000 figure is a project budget, not a rate per foot.
A new wing, a garage conversion or a second floor is a complete project for us, usually from $250,000, so the structure and the finishes sit under one contract and one price cap, and we handle the permit paperwork (permit fees are not in the price). Send plans or a sketch of the rooms you want.
That range applies to a mainland lot. If your lot sits on a lake or a canal, send us the address and we price it after we see the lot. A new house takes about 28–36 months in total, counting design, permits, site preparation and construction, and that timeline is an estimate, not a promise.
The price does not include land, design, permits, surveys and city fees, furniture or landscaping. The contract is cost plus a fixed fee with a price cap, and the contractor pays anything above the cap. See pricing and terms for the rates by project type, and the whole house renovation cost article for how a budget adds up.

Process
A large project in Pembroke Pines moves through five steps: the HOA, the scope, the city and county filing, the flood and wind checks, and the inspections. We run each step, and each stage is accepted by you before the next of the four payments.
( HOA )
According to the city’s guidance, checking your association’s rules and covenants is the owner’s job, and every community has its own. We read them with you and prepare the association submission, so the plans are drawn inside those rules.
( Scope )
Which rooms are added, which kitchens and bathrooms change, whether the structure or the roof is touched. A free preliminary estimate comes before you commit.
( City and county )
According to the city’s checklist for additions, an application takes two sets of plans and a Broward County permit application. It goes to the city’s Building Department, and we file it and follow it through.
( FEMA and hurricane code )
Broward is part of the high-velocity hurricane zone of the Florida Building Code, so windows, doors and the roof are chosen to that code. Broward’s updated FEMA flood maps took effect on July 31, 2024, and Pembroke Pines is among the affected cities, so we look up your address before the design is fixed.
( Inspections )
We schedule the city’s inspections as the work goes, and your superintendent confirms each stage in the portal.

FAQ
Ask who signs the contract, who pays the subcontractors, how you pay and what happens if the cost goes up. With us it is one company, cost plus a fixed fee with a price cap that we pay beyond, four payments tied to approved stages and a 3-year warranty. Any contractor’s license can be checked in the state’s public database at myfloridalicense.com.
The contractor’s fee is a fixed amount written into the contract, with a price cap, and you pay in four stage payments. Construction is priced per square foot, as shown above and on pricing and terms. The general contractor fees article explains how payments work.
If your neighborhood has an association, its rules apply on top of the city’s, and the city’s guidance leaves that check to the owner. We read the covenants with you and prepare the submission to the association before the drawings go to the Building Department.
According to the city’s checklist, two sets of plans and a Broward County permit application go to the Building Department at 601 City Center Way. We prepare and file the package, follow it through the city’s review and book the inspections. The permit expediting page describes the process.
Broward’s updated maps took effect on July 31, 2024, and Pembroke Pines is among the affected cities. The flood zone depends on the address and can change the floor height and, with a federally backed mortgage, flood insurance may be required, so we check it before the design is final.
Yes. Broward and Miami-Dade are the two counties in the high-velocity hurricane zone of the Florida Building Code, so a new house or a large addition here is designed and permitted to it. More in hurricane-resistant homes.
We work across Miami-Dade, Broward and Palm Beach counties. Nearby pages cover Davie, Hollywood, Plantation and Southwest Ranches. For the whole county, see Broward County. Owners who live elsewhere follow the project through the portal, as the how we build page describes.
