Hollywood, FL

General contractor in Hollywood, FL, for new homes and major renovations

A general contractor in Hollywood, FL, holds one contract for the whole project and runs the permits, the subcontractors and the inspections. Florida Home Build does that for new homes and major renovations in Broward County, with budgets usually starting at $250,000. You deal with one company from the first estimate to handover.

Hollywood runs from the Atlantic shore and the Intracoastal Waterway on its east side to residential neighborhoods in the west, so two lots in the same city can call for different plans. A lot near a canal answers to flood and tide questions first, an inland lot to drainage and wind design. We settle which case yours is, then price the house on that property. A Hollywood project with us comes with:

  • 01A free preliminary estimate before you commit.
  • 02Building permits and inspections handled with the City of Hollywood, and the homeowners association submissions if your community has an association.
  • 03One contractor with a steady group of subcontractors.
  • 04Contact from us within a day, from a team that speaks English, Spanish or Russian.

We build across Miami-Dade, Broward and Palm Beach counties, and the owner's part of a build usually takes 2–4 hours a week.

Cost

What home builders in Hollywood, FL, charge, by type of lot

Construction in our South Florida ranges is priced per square foot and depends on the lot. The ranges below come from homes of about 6,000–8,000 square feet, not a quote for Hollywood, and the number you can plan around comes after we see your lot and plans.

  • A lot away from the water

    $450–650

    per square foot

The zone, the drainage and the floor height shape the plan, and an existing house on the lot is part of the plan.

  • A canal or Intracoastal lot

    $900–1,300

    per square foot

Seawall height, the flood zone and the floor height weigh more here.

  • A major renovation

    $50–250

    per square foot

Most often $75–150, with budgets usually starting at $250,000.

Not in the construction price

The construction price does not include the land, architect and designer fees, permit fees, surveys, furniture and landscaping. We file the permits, but the city's fees come on top.

Timeline

A new house usually takes 28–36 months from the first meeting to move-in, counting design, permits and construction. These are estimates, not promises.

Your money

How a Miami home build works when you're not paying ahead

  • 4 payments, not a big deposit

At signing, at the start of work, at the midpoint and at about 99% completion. Each payment is for a stage you have approved.

  • A price cap in the contract

Cost plus a fixed fee, with a maximum price. Savings stay with you. Anything above the cap is paid by the builder.

  • Every bid and invoice in view

A shared budget tracker shows each subcontractor bid, each change and each invoice.

  • One contractor, one contract

The same permanent subcontractors on every job, and one company answering for all of them.

  • 3-year warranty, exclusions in writing

The warranty term is a number in your contract, and so is the list of what it does not cover.

  • An answer in under 24 hours

By phone, WhatsApp, text or email, in English, Spanish or Russian.

Before you design

What the City of Hollywood, Broward County and FEMA decide before you design

Three things set the pace of a new home or a major renovation in Hollywood: the city's permit office, the flood zone of your lot, and the wind and tide rules that come with Broward County. The last two can move the floor height, the structure and the budget, so check them before the first drawing.

Permits go through the Building Division

Hollywood's Building Division works from the Development Services Hub on the second floor of the library at 2600 Hollywood Blvd, and permits are filed through the ePermitsOneStop system. The office is open Monday to Thursday, 7:00 a.m. to 6:00 p.m. On our projects the permits and inspections are part of the job.

Flood maps and floor height

Broward's updated FEMA flood maps took effect on July 31, 2024, so check your lot against the current map. An Elevation Certificate gives the zone and the height of the lowest floor, and in an AE zone a new or substantially improved home has its lowest floor at or above the base flood level. For a renovation, FEMA counts work worth 50% or more of the building's market value, land excluded, as a substantial improvement, and the local building department makes the calculation.

Wind and tide

Hollywood is in Broward, one of the two counties in the high-velocity hurricane zone of the Florida Building Code, so the roof, windows and doors are designed to that standard. For a lot with a seawall, Broward County's code sets the top of new tidal barriers at 5 feet NAVD88, and cities adopt their own versions, so ask Hollywood which height applies to your canal.

Other cities have their own pages, such as Fort Lauderdale, Davie and Miami Beach, and Broward County covers the rules they share. See also permit expediting, storm-resistant homes and the seawall contractor page.

FAQ

Questions about general contractors and home builders in Hollywood, FL

What does a general contractor in Hollywood, Florida, do that a trade contractor does not?

A general contractor holds the contract for the whole project, manages the subcontractors, files the permits and answers for the result. A trade contractor does one kind of work, such as roofing or plumbing. With Florida Home Build you sign one contract.

How much does a general contractor charge in Hollywood?

You pay the actual cost of the work plus a fixed fee, and the contract sets a price cap: if costs run above it, the contractor pays the difference. Rates and invoices sit in a shared tracker. The article on general contractor fees in Florida explains the model.

Is $300,000 enough to build a house in Hollywood?

For a new house at $450–650 per square foot of construction, $300,000 buys a compact house, and the land is extra. For a major renovation it is a workable start. Our projects usually start at $250,000 without the land, and a free preliminary estimate shows what fits your lot and plans.

Who files the building permit for a new house in Hollywood?

The City of Hollywood Building Division issues permits through ePermitsOneStop. On our projects we handle the permits and the inspections, and the city's fees come on top of the construction price.

Should I renovate an older Hollywood house or build new?

Check the renovation first. When the work reaches 50% of the building's market value, land excluded, FEMA treats it as a substantial improvement, and in an AE zone the lowest floor must then reach the base flood level. Send us the address and we estimate the renovation for free.

How long does it take to build a house in Hollywood?

For a new house, 28–36 months from the first meeting to move-in, counting design, permits and construction. That is an estimate, not a promise. The article on how long a custom home takes breaks down each phase.

Do you build in Hollywood?

Yes. Hollywood is in Broward County, which is part of our service area along with Miami-Dade and Palm Beach. We look at each lot on its own, whether it sits near the Intracoastal, on a canal or inland. Send the address and we will tell you what that lot needs.
