Aventura
Florida Home Build is a general contractor with its office in Aventura. We take on residential remodeling of condominium units and new homes or major renovations of houses in Aventura and the neighboring communities, usually with budgets starting at $250,000, and you sign one contract for the whole job. If you live elsewhere for part of the year, a shared project portal and weekly foreman confirmations keep you informed.
A condo or house project in Aventura answers to two sets of rules: the city's, and those of your condo association or homeowners association. A project with us comes with:
What the price covers
The construction price covers the build. Land, architect and designer fees, permit fees, surveys, furniture and landscaping are separate, so the estimate shows what is in it and what is not. We work across South Florida, in Miami-Dade, Broward and Palm Beach counties.
One contractor
A general contractor runs the build so you don't have to hire and coordinate every trade yourself. On our projects the permits, the subcontractors, the inspections and the budget sit with one company, and you talk to one project manager. Here is what that covers.

One project manager, one contractPermits, trades, inspections and the budget sit with one company.
City and county permits and local inspections are part of our work. Permitting usually takes 3–6 months on a new home.
In a condo we prepare the association submissions and plan the work around the elevator and the building's work hours.
We work with a permanent group of subcontractors. A line-by-line estimate comes before the contract. After you sign, each subcontractor bid and each change shows up in the shared budget tracker.
Miami-Dade and Broward are generally treated as the High-Velocity Hurricane Zone of the Florida Building Code. Homes in these two counties are designed and built to the HVHZ requirements, and permits and inspections follow them. Read about hurricane-resistant homes
Design usually takes 6–9 months on a new home, and plans and material selections stay tied to the budget and the price cap. Architect and designer fees sit outside the construction price. If we lead your interior design, the number of revision rounds and the procurement fee are written into the contract up front.
Condo approvals
A condo renovation in Aventura needs two approvals that do not replace each other: your association's and the city's. Plan to get both before demolition starts, and check whether your building is close to its milestone inspection year.
Every building sets its own rules for contractors, so the first step is to get them in writing. We prepare the association application and the documents that go with it.
The city's Building Division issues permits for new construction and renovation, checking zoning and the Florida Building Code, and its online portal shows inspections, payments and the status of a permit. The city advises attaching a letter from your condo association approving the work, and a city permit does not replace the association's consent.
Under Florida Statute 553.899, a condominium or cooperative building of three stories or more needs a milestone inspection by December 31 of the year it turns 30, then every 10 years. A local enforcement agency may require it earlier. Ask your association which year applies to your building.
Permits, inspections and association paperwork go through us, and your foreman confirms each step every week in the project portal.
Check my condo projectHow a unit project is priced and staged is on the condo renovation page, and the permit side is covered in permit expediting.
Permits alone take 3–6 months, so the earlier the plans start moving, the earlier you build. Send the address, a survey or the plans, and we'll answer within a day with a price range.
Or email the plans to info@floridahomebuild.com
Houses nearby
A house near Aventura starts with one question: which city or town issues the permit. Send us the address and we find out, before anything is drawn, which rules apply to it. Here is the order a house project follows with us.
Tell us the lot's city or town and whether a community association is involved. One Golden Beach builder describes an architectural review before a permit is issued, so we ask about that at the start, not after the drawings.
Prices are per square foot and depend on the lot. The ranges, and what the price does not include, are on the pricing and terms page.
We take them on and keep the city's fees separate from the construction price.
Your foreman confirms each step every week in the project portal, with video and drone footage if you live elsewhere, and the 3-year warranty covers the work.
Golden Beach, Sunny Isles Beach and North Miami Beach are all in Miami-Dade County, which is part of our service area. If your lot is in North Miami or Miami Beach, North Miami and Miami Beach have their own pages for those cities.
