New homes

New home builders in Miami for a house built from scratch on your lot

Florida Home Build is a Miami general contractor that builds new homes from the ground up on your lot in Miami-Dade, Broward and Palm Beach. You get one contractor and one contract for the whole new construction, from the first visit to the lot to the keys, with a maximum price written in and four payments tied to stages.

What a new home build covers:

  • A visit to your lot before any contract, then a line-by-line estimate and a meeting with your project manager.
  • Design and material selections tied to the budget and the price cap.
  • City and county permits, inspections and homeowners association submissions.
  • Construction by one company with permanent subcontractors, and a 3-year warranty on the work.
  • A project manager who answers in English, Spanish or Russian, and a weekly confirmation of next steps in your client portal.

The lot, the layout and the materials are your call.

A community builder offers its own plans on its own lots; here the project starts from your lot, and we build one house for one owner. We take new-home projects across South Florida, and the steps below follow Miami-Dade rules. Turnkey projects start at $250,000.

Your money

How a Miami home build works when you're not paying ahead

  • 4 payments, not a big deposit

At signing, at the start of work, at the midpoint and at about 99% completion. Each payment is for a stage you have approved.

  • A price cap in the contract

Cost plus a fixed fee, with a maximum price. Savings stay with you. Anything above the cap is paid by the builder.

  • Every bid and invoice in view

A shared budget tracker shows each subcontractor bid, each change and each invoice.

  • One contractor, one contract

The same permanent subcontractors on every job, and one company answering for all of them.

  • 3-year warranty, exclusions in writing

The warranty term is a number in your contract, and so is the list of what it does not cover.

  • An answer in under 24 hours

By phone, WhatsApp, text or email, in English, Spanish or Russian.

Process

How a new home gets built on your lot in Miami, step by step

A new home on your own lot goes through five steps: the lot and the budget, the design, the permits, the construction and the handover. The phases overlap, and the timeline below shows how many months each one usually takes. This is what happens in each step, and what the rules in Miami-Dade add.

  1. The lot and the budget

We visit the lot before any contract. You get a line-by-line estimate and meet your project manager.

Check the flood zone early: there the lowest floor typically sits above the base flood elevation set by the Florida Building Code and local rules, and that shapes the design.

  2. Design

Bring finished plans, or start with only a lot and we begin with strategy, a budget and the design. Plans and selections stay tied to the price cap. Architect and designer fees are separate from the construction price.

  3. Permits

City and county permits, inspections and association submissions are on us.

In Miami-Dade, windows, exterior doors, shutters and roofing materials need county product approval, and a copy of the approval goes in with the permit application. Miami-Dade and Broward are generally treated as the High-Velocity Hurricane Zone of the Florida Building Code, and the 2023 edition sets a design wind speed of 175 mph for an ordinary house in Miami-Dade. How storm-resistant homes are built.

  4. Construction

Construction is the longest phase, usually 16–22 months. Your superintendent confirms the next steps every week, photos and inspection results go to the client portal, one company coordinates the subcontractors, and each payment is for a stage you have approved.

  5. Handover

The build closes with a walkthrough and a handover package, and the 3-year warranty on the work carries on after the keys. For the general order of a house build in Florida, see steps to build a house in Florida.

Cost

The cost to build a new home in Miami, by lot type

With us, building a new home in Miami costs $450–650 per square foot of construction on a mainland lot, $900–1,300 on the water or an island, and $1,300–1,800+ on the ocean. Your exact number comes after we see the lot and the plans. These prices cover construction only, so plan for the items below on top.

LotConstruction, per sq ftWhat it covers
Mainland lot$450–650A new home on your lot through to the certificate of occupancy
Waterfront or island lot$900–1,300A home on the water or an island, in a wind and flood zone
Oceanfront lot$1,300–1,800+The same scope on the ocean

Not in the construction price:

  • The land itself
  • Architect and designer fees
  • Permits, surveys and impact fees
  • Furniture
  • Landscaping

Impact fees depend on your lot and your city. In Miami-Dade, road and school impact fees are paid to the county. The fire impact fee goes to the county too, except in Miami, Miami Beach, Hialeah, Coral Gables and Key Biscayne, which run their own fire services.

The price is cost plus a fixed fee with a maximum in your contract, so the range above narrows once the plans are set. For the statewide picture, read how much it costs to build a house in Florida.

FAQ

Questions about building a new home in Miami

How much does it cost to build a new house in Miami?

With us, construction runs $450–650 per sq ft on a mainland lot, $900–1,300 on the water and islands, and $1,300–1,800+ on the ocean. The lot, design fees, permits, surveys, impact fees, furniture and landscaping come on top.

How long does it take to build a new home in Miami?

Usually 28–36 months from the first meeting to move-in, counting strategy and the lot, design, permits and construction. These are estimates, not promises. Rain, inspections and permit queues can cause delays, and you follow the schedule in the portal, with a weekly confirmation of next steps.

Are new homes in Miami built to withstand hurricanes?

The Florida Building Code sets a design wind speed of 175 mph for an ordinary house in Miami-Dade (2023 edition). Miami-Dade and Broward are generally treated as the High-Velocity Hurricane Zone, and windows, exterior doors, shutters and roofing need county product approval. More: storm-resistant homes.

What decides between renovating my old house and building a new one?

Cost, and your lot's flood rules. Price both on your own numbers. In a flood zone, a renovation that costs 50% or more of the house's market value triggers flood-elevation rules, and your city or county runs that calculation. Compare the result with the prices above and with whole-home renovation.

Where do you build new homes?

In three South Florida counties: Miami-Dade, Broward and Palm Beach. In Miami-Dade that means Miami, Miami Beach, Coral Gables, Doral, Aventura, Sunny Isles Beach, North Miami and Star Island.

What should a new-home construction contract include?

Cost plus a fixed fee with a maximum price, four payments for approved stages, and the warranty term with its exclusions in writing. Florida also requires a residential contract over $2,500 to carry a notice about the Homeowners' Construction Recovery Fund.

How long is the warranty on a new home?

The warranty on our work is 3 years, and the exclusions are listed in your contract. Florida law sets a separate window for construction-defect claims: 4 years, and no later than 7 years in any case. That deadline is the law, not our warranty.
