Home additions

Home additions in Miami, from a new wing to a second floor

Florida Home Build builds home additions in Miami-Dade, Broward and Palm Beach as turnkey projects: a new wing, a second floor, or an addition that comes with a renovation of the rest of the house. You sign one contract, it carries a maximum price, and projects start at $250,000.

Expanding a house means the added space has to tie into the old foundation, roof, electrical panel and air conditioning, and it has to pass the same inspections as the rest of the home.

Our home addition services cover all of it under one contract:

  • City or county permits, every inspection through the final one, and the homeowners' association submission when your community requires it.
  • Foundation, framing and the roof tie-in where the new structure meets the existing home.
  • Electrical, plumbing and HVAC for the added square footage, including panel and air-conditioning capacity.
  • Windows, doors and roofing that meet the hurricane-zone code in Miami-Dade and Broward.
  • Interior and exterior finishes, from flooring and paint to the new exterior walls and roofline.
  • One project manager who confirms the next steps every week, with photos and inspection results in your client portal.

Every project starts with a visit to your property, before any contract. After it you get a line-by-line estimate.

Cost

Home addition cost in Miami by type of addition

Miami contractors quote home additions per square foot of new space, and two of them publish about $300–550 per sq ft for 2026. That is what contractors publish, not our quote. Your number comes after we see the house and the plans.

Check early

Two line items are worth checking early. One Miami contractor estimates a new 200-amp electrical panel at $4,000–8,000, plus $3,000–6,000 for the utility side, and a second air-conditioning system at $8,000–18,000.

One contract

As on our other projects, architect and designer fees, permits and surveys are priced separately from construction. We act as your general contractor on the whole job, so the addition and the work on the old rooms share one contract.

Permits

Permits, flood zones and hurricane rules for a home addition in Miami

Every home addition in Miami-Dade needs a building permit, and the permit comes with three sets of rules that shape the design: zoning, FEMA flood maps and the hurricane code. As your home addition contractor, we handle the applications and inspections.

Permits and plans

Complex projects can require plans signed and sealed by an architect or engineer, and the zoning review checks setbacks, height and landscaping. In most cities the city's own building department issues the permit, and in unincorporated areas the county does. If your community has a homeowners' association, we prepare its submission too.

Lot coverage and setbacks

Zoning decides how much you can build. In unincorporated Miami-Dade's RU-1 single-family district, for example, a lot is at least 7,500 sq ft and buildings can cover up to 40% of it. Local regulations and local building codes differ by city, and individual lots can be stricter, so the limits of your own lot set the size of the addition.

Flood zones and the 50% rule

In a FEMA flood zone, work that costs 50% or more of the market value of the house itself, land excluded, counts as a substantial improvement. The new part always has to meet flood rules. For a ground-level wing that leaves the old house mostly alone, that generally means raising only the new part. A second story, a removed shared wall or a V zone can bring the whole house up to current flood rules, and local rules can be stricter. The city or county runs the calculation. Our whole-house renovation cost guide covers the rule in more depth.

Hurricane-zone requirements

Miami-Dade and Broward sit in the High-Velocity Hurricane Zone of the Florida Building Code. The windows, doors, shutters and roofing materials of the new space need county product approval, and the approval goes in with the permit application. In Miami-Dade, applications filed on or after December 31, 2026 follow the 9th edition of the code, which matters if your design is still in progress. More in our guide to hurricane-resistant homes.

FAQ

Questions about home additions in Miami

How much does a home addition cost in Miami?

Our turnkey projects start at $250,000, with a maximum price in the contract. For comparison, two Miami contractors publish about $300–550 per sq ft of new space, and one lists $150,000–450,000 for a room and $300,000–800,000+ for a second story. Those are not our quote. We price your addition after we see the house and the plans. Every type is in the table above.

Is a ground-level home addition cheaper than building up?

One Miami contractor's published totals are higher for a second story than for a ground-level room, though the areas differ. Part of the gap is that the first floor may need strengthening. A ground-level wing needs room on the lot after setbacks and lot coverage. Your lot and the structure of your house decide it.

Can you build a second-story home addition on my house?

An engineer has to confirm that the foundation and walls can carry another floor, and the new floor has to meet the hurricane code. We build second floors as part of turnkey projects that start at $250,000.

What permits do I need for a home addition in Miami?

A building permit from your city or, in unincorporated areas, the county, with signed and sealed plans when the project is complex. We handle the applications, the association submission if you have one, and every inspection.

What is the FEMA 50% rule for an addition?

In a FEMA flood zone, an addition that costs 50% or more of the house's market value, land excluded, is a substantial improvement, and the city or county runs the calculation. Our renovation cost guide covers the rule in more depth.

How long does a home addition take in Miami?

One Miami contractor publishes about 7–11 months for a room addition and 9–15 months for a second story. That is not a promise from us. Dates for your project are estimates: permit queues, inspections and rain move them, and you see every change in your client portal that week.

How are payments handled on a home addition?

You pay in four steps: at signing, at the start of work, at the midpoint and at about 99% completion, with the shares set in your contract. The contract is cost plus a fixed fee with a maximum price, and we pay anything above it.

Can I turn my garage into a room instead of building an addition?

Yes. A garage turned into living space is one more way to add rooms, and we build it as part of a turnkey project from $250,000. Miami rules, costs and steps are on our garage conversion page.
