Davie, FL
New construction in Davie, FL, mostly means homes sold inside builder communities, and those are the listings Google shows first. Florida Home Build is a general contractor for the other route: a custom home on your own Davie lot. You sign one contract with one company, and we run the permits, the inspections and the construction through to handover.
Davie sits in west Broward, west of Fort Lauderdale, and its code starts the agricultural districts at one acre, so many parcels are large. That changes how a project starts: the survey, the drainage and the zoning of your property come before the design does. On a Davie custom home, we handle:
We take custom home projects across Broward County, Davie included, and across South Florida in Miami-Dade and Palm Beach counties. Our projects start at a $250,000 budget. If your family is planning a home on a Davie lot of an acre or more, give us the address and any plans you have.

The term and the list of exclusions are written in your contract, not explained later.

Cost
Our construction price for a new home runs $450–650 per square foot on a mainland lot, which covers Davie. The final number comes after we see your lot and plans: land, design, permits and surveys are separate, and a larger parcel can add site work, which we price once we see the lot.
Start with the address and the survey, if you have one. We check the zoning and find the drainage district that serves the lot, because both set what the site needs.
Drawings, sketches or a plain list of the rooms the family needs: bedrooms, baths, garage and outdoor space.
The price per square foot applied to your size, plus the site work the parcel needs.
Land, architect and designer fees, permit fees, surveys, furniture and landscaping are not in the construction price.
Kitchen cabinetry, tile, stucco and other exterior and interior materials move the number inside the range, so they are part of the conversation before you sign.
Prices per square foot for each type of lot and the full list of what is included are on the pricing and terms page, and the cost to build a house in Florida article gives the statewide picture.

Davie rules
Five Davie rules reach a custom home before the design is final: zoning and lot size, the rural-area limits, the drainage district, fill on the lot and the permit process. Each can change where the house sits, how the lot is prepared and how long approvals take, so check them before you draw.
| Rule | What applies | What it changes in your build |
|---|---|---|
| Zoning and lot size | In Davie’s code, agricultural (AG) districts start at one acre, and the RR and R-1 residential districts allow one house per acre. | The district decides how many houses a parcel can hold and where the structure sits on it. Look up your parcel’s zoning before you buy or draw. |
| Rural Lifestyle areas | In the Rural Lifestyle areas (AG, A-1 and R-1), the code allows one home per gross acre and limits fences to 4 or 6 feet in height and to no more than 50% opacity. | Gates, walls and privacy fences are planned inside those limits. |
| Drainage district | According to the town, Davie has five drainage and water-control authorities, and most projects fall under the Central Broward Water Control District. The town says a project needs that district’s stamp or letter. | The district for your lot is identified early, because its sign-off belongs in the permit package. |
| Fill and grading | According to the town, adding fill takes a Site Development Permit, the runoff of a 25-year storm stays on the lot, and the survey must be no older than one year. | Raising the ground level means a separate permit and a current survey before site work starts. |
| Building permit | According to the town, its own Building Division at 8800 SW 36 Street generally attempts to review applications within 30 working days, and a permit expires if work does not start within 180 days, stalls for 90 days or goes 90 days without an inspection. A Notice of Commencement is recorded before work begins. | Review time is the town’s target. We file the application, follow the review and book the inspections. |
Davie is in Broward County, so the county layer of rules applies on top of these, including the hurricane code. The Broward County page covers it, hurricane-resistant homes shows what changes in each part of the house, and permit expediting explains how we run the permit process.
