Free estimate
A free estimate from a general contractor in Miami starts with a price range per square foot for your project. It costs nothing and doesn't obligate you. You answer five questions in about a minute, leave your name and how to reach you, and a project manager replies within a day. No spam, no pressure.
From the first range to your number
They take about a minute, and rough answers are fine.
Your project manager sends the range for a project like yours, then refines it for your lot or home.
Before any contract is signed, we visit your lot or property, walk you through a line-by-line estimate and introduce your project manager.
The range is a starting point. Your number comes after the visit and the line-by-line estimate.

A site visit before any contract, a line-by-line estimate and a meeting with your project manager.
Plans and selections, tied to the budget and the price cap.
City and county permits, inspections and association submissions are on us.
Your superintendent confirms the next steps every week, with photos and inspections in your client portal.
Usually 28–36 months from the first meeting to move-in. These are estimates, not promises: rain, inspections and permit queues move dates, and you see every change in the portal the week it happens. On average the build takes 2–4 hours of your time per week.

Five answers are enough for a first price range. You choose from ready answers, and where you are unsure there is one for that, such as Not sure yet or Just exploring. This is what each of the five questions covers and why we ask.
A new custom home, a whole-home or condo renovation, an addition or second story, a seawall or dock, or a commercial space.
Miami-Dade, Broward or Palm Beach, and whether you have a lot with plans, a lot without plans, a house or condo you own, or no lot yet.
No plans yet is a normal start. On a new home, design usually takes 6–9 months and comes before permits and construction.
Choose a range from under $500K to over $3M. Projects start at $250,000.
Within 3 months, in 3–6 months, in 6–12 months or just exploring.

Prices
The contract is cost plus a fixed fee with a maximum price. If the work costs less, you keep the savings, and the builder pays anything above the maximum. You pay in four payments. The table shows our ranges per square foot of construction.
| Project | Price per sq ft |
|---|---|
| New home on a mainland lot | $450–650 |
| New home on the water or an island | $900–1,300 |
| Oceanfront new home | $1,300–1,800+ |
| Whole-home renovation | $50–250most often $75–150 |
| Condo renovation | $150–350 |
| Addition, second story, seawall, dock | Priced after we see the site |
| Commercial space | Priced by project |
The ranges cover the construction itself. The lot, architect and designer fees, permit fees, surveys, impact fees, furniture and landscaping are separate. The range is where we start, and the reply refines it for your lot or home. How the fee, the maximum price and the four payments work is on the pricing and terms page.

FAQ
Yes. The five questions and the price range per square foot cost nothing and carry no obligation. Before any contract is signed, a site visit and a line-by-line estimate follow.
No. Answering the questions commits you to nothing. A contract comes only after the site visit and the line-by-line estimate, and it is cost plus a fixed fee with a maximum price, not one fixed number.
It is a range, not a quote, built on what you tell us about the project. The line-by-line estimate after a site visit turns it into your number, and the maximum price in the contract caps the price of the agreed scope.
A new home runs from $450–650 per sq ft on a mainland lot up to $1,300–1,800+ oceanfront, and the table above has every range. That is construction only, without the lot, design fees, permit fees, furniture or landscaping. Our guide to the cost of building a house in Florida goes deeper.
Projects start at $250,000. If you are not sure of your budget yet, the budget question has a Not sure yet answer.
No. A lot without plans, or no lot yet, are both fine starts. Design comes after the lot and the budget.

Yes, you choose them in the first question. These projects have no per-square-foot range: additions, second stories, seawalls and docks are priced after we see the site, and commercial space is priced by project. More on seawalls and docks and commercial build-outs.
