Coral Springs
Property owners in Coral Springs and across South Florida who want a large project run by a single company can hire Florida Home Build as their general contractor: a major remodel, an addition, or a teardown and a new house on their own lot. One contract covers the city and county permits, the inspections and the build, and the same team hands over the keys.
Coral Springs was laid out as a planned city in the 1960s, and the city still works to keep its streets looking consistent. Roof material, exterior color and the trees on a lot all fall under city guidelines. A project here starts with what the street and the city allow, and only then with the drawings.
Most projects we take follow one of three paths:
A full remodel with a new layout and interior, upgrades to kitchens and baths, a new roof and a refreshed exterior.
An addition or a second story that adds living space, built as part of a complete project instead of a stand-alone job.
We demolish it and build a new one on your lot, so you stay in the neighborhood you already know.
Anyone comparing home builders in Coral Springs meets the same city rules, so the useful question is who handles them for you. Our projects start at a $250,000 budget. Send us the address and any plans you have, and we reply within a day.

City rules
Coral Springs publishes guidelines for roofs, exterior colors, trees and landscaping on single-family homes, and they settle many choices before the first drawing. The table sums up what the city's own pages say. This is general information, so confirm the details with the city for your address.
| Topic | What the city says |
|---|---|
Roof | Single-family homes use cement or clay tile. Metal is not permitted by default and is reviewed case by case. Dark and high-contrast tile blends are not allowed. A new tile color or style is cleared with the city before the roofing permit application. |
Exterior color | The city publishes an approved palette. Very dark, deep or bright shades fall outside it, while the front door, garage door and trim covering less than 10% of the house can be any color. A color outside the palette can bring a Code Compliance notice, and your HOA may have its own approval. |
Trees | Removing a tree on a single-family lot takes a free city permit, filed through eTrakit or at City Hall. It needs HOA consent, a specialist qualified in Broward County and a survey or site plan that marks the trees that go and the trees that replace them. |
Landscaping | The owner keeps the landscaping healthy and neat all year, including the strip from the road edge to the water. A city program, Residential Tree Subsidy, helps owners of single-family homes plant street trees at a reduced price. |
Permits and inspections | The Building Division at City Hall takes permit applications online through eTrakit or at the One-Stop Shop. Inspections are booked in eTrakit in two-hour windows, and the city stopped taking inspection bookings by phone on February 1, 2025. |
On our side, we prepare the permit application, file it with the city and the county, book the inspections and send the application to your homeowners association. Plan these approvals before you order materials. The permit expediting page shows how an application moves, and the Broward County page covers the rules above the city's.

Remodel or rebuild
The choice depends on the structure, the layout and the budget, and numbers settle it faster than opinions. A turnkey remodel is priced at $50–250 per square foot, most often $75–150, and a new house on a mainland lot is guided at about $450–650 per square foot for large homes. The final figure comes after we see the house or the lot and your plans.
A remodel or an addition fits when the walls and slab are sound, the lot gives you the footprint you want, and the layout can change. Remodel timing is counted from the day permits are issued and materials arrive. Renovation projects like this are on the home renovation and home additions pages.
A teardown and a new home fits when the plan cannot be fixed, the repairs come close to the cost of a new house, or you want a custom design built around your family. A new home is estimated at 28–36 months from the first meeting to move-in. These are estimates, not promises.
Two checks come before either path.
FEMA's general rule says that when improvements cost 50% or more of a building's market value before the work, the whole structure generally has to meet the current code, including flood elevation. The city's Engineering Department gives your flood zone and map panel, and Broward's updated FEMA maps took effect on July 31, 2024.
Second, Broward County is generally treated as part of the high-velocity hurricane zone, so impact-rated windows, doors and roofing are typically installed with Miami-Dade product approval (Notice of Acceptance, NOA).

FAQ
According to the city, single-family homes use cement or clay tile. Metal is not permitted by default and is reviewed case by case, and asphalt shingles are allowed only in 10 approved communities, otherwise with an engineer's letter. A disputed case can go to the city's Architectural Review Committee, which meets on the second Wednesday of the month.
For a single-family home an application is not required, but the city recommends the free one to confirm your color sits within its palette. A color outside the palette can bring a Code Compliance notice, and your HOA may need to approve it separately. The front door, garage door and trim under 10% of the house can be any color.
According to the city, the tree is replaced with the same type within six months of approval, and three palms can count as one shade tree. The permit is free and needs HOA consent, a qualified tree specialist and a survey or site plan. Check with the city before cutting. This is not legal advice.
