Parkland, FL
A custom home builder in Parkland builds a house to your plans on land you already own, and Florida Home Build is a general contractor for that route in Parkland, FL. You sign one contract, and we run the permit, the inspections and the construction through to the certificate of occupancy.
Parkland, in Broward County, was chartered in 1963 as a rural city with open space, and the lot you own sets how a project starts:
Heron Bay, Parkland Golf & Country Club and MiraLago have architectural review committees, according to contractors who work in Parkland, and their approval of your plans usually comes before the city application. We prepare the association submission and keep it in step with the city file.
The historic part of the city, originally named BBB Ranches, has lots of roughly 1–5 acres and, according to local real estate agents, no homeowners association. The city's engineering standards for lots of an acre or more decide the site before the house does.
On either lot, we handle:
We take custom home projects across Broward County, Parkland included, and across Miami-Dade and Palm Beach counties. Our projects start at a $250,000 budget. If your family is planning a home in Parkland, send us the address and any plans you have.

Lots of an acre +
For single-family homes on lots of an acre or more, the city's engineering standards ask for drainage plans, a set floor level, a surface water license and a site kept clear of easements. These rules shape the site plan, so the site plan comes before the house design. Six items follow.
According to the city, an application takes two copies of a survey no more than a year old, showing structures, easements and rights of way, plus two sets of signed and sealed plans. An older survey needs a Homeowner Survey Affidavit.
The civil plans show drainage designed for a 100-year storm, and runoff cannot leave your lot for the neighbors' land.
The finished floor can be no lower than the FEMA elevation, 1.5 feet above the highest point of the road, or the level from the 100-year storm calculation.
A surface water management license comes from the South Florida Water Management District or Broward County's environmental permitting office (EPGMD).
No permanent structure stands inside a drainage or utility easement, so the survey decides where the house can sit.
On lots of an acre or more the city may require a perimeter fence, a construction entrance at least 24 by 50 feet and a weekly log. Inspections can come unannounced, and fines run up to $1,000 a day.
The city also publishes separate permit checklists for new homes, additions, pools and remodels. We assemble the package, follow the review and book each inspection. The Broward County page covers the county layer of rules, and permit expediting explains how we run the process.

Cost
Our construction price for a new home is $450–650 per square foot on a mainland lot, and Parkland is mainland. That covers the house itself. The final number comes after we see your lot and plans, because land, design and permits sit outside the per-foot price, and a larger lot can add site work.
| Item | In the construction price? | What to know in Parkland |
|---|---|---|
| The house itself | Yes | Priced per square foot once we have your plans or a list of the rooms your family needs. |
| Land | No | You already own the lot, so its price is separate from the build. |
| Architect and designer fees | No | The design comes first and is billed on its own. |
| Permits, surveys and fees | No | We file the permits. The city's fees and a survey no more than a year old are separate. |
| Site work on a larger lot | Priced after we see the lot | Drainage, floor level and erosion control from the block above shape this line. |
| Furniture and landscaping | No | Both come after the build and sit outside the price. |
Stucco, impact windows, tile and cabinetry move the number inside the range, so finishes are part of the conversation before you sign. We estimate 28–36 months from the first meeting to move-in, counting design, permits and construction, and these are estimates, not promises. The full list of what is included is on the pricing and terms page, and the cost to build a house in Florida article gives the statewide picture.

FAQ
According to contractors who work in Parkland, the architectural review committees in communities such as Heron Bay, Parkland Golf & Country Club and MiraLago approve plans before the city application. That is community practice, not a city rule, and each association has its own documents. We prepare the association submission and the city application together.
An application takes two copies of a survey no more than a year old and two sets of signed and sealed plans, according to the city. The city also keeps separate checklists for new homes, additions, pools and remodels. We assemble the package, follow the review and handle every inspection. Rules for larger lots are in the block above.
A single-family home on a lot of an acre or more in The Ranches follows the city's engineering standards for drainage, floor level and easements, described in the block above. Send us the address, and we check your lot against them before the design starts.
Many do, according to local reports. The city of Parkland does not provide water service itself; North Springs Improvement District, Coconut Creek and Parkland Utilities do. In February 2025, ParklandNews reported that the district had offered water and sewer to The Ranches, with 53 of 210 homes connected, and no required switch from septic was confirmed. We check the options for your address at the start.
Our construction price is $450–650 per square foot on a mainland lot. Land, design fees, permit fees, surveys, furniture and landscaping come on top, and a lot of an acre or more can add site work. Our projects start at $250,000. The table above shows what the price covers, and pricing and terms has the full list.
We estimate 28–36 months from the first meeting to move-in, counting design, permits and construction, and the phases partly overlap. These are estimates, not promises, because permit review, weather and inspections can move dates. The timeline article breaks down each phase.
Yes. We take a major remodel or an addition as part of a turnkey project from $250,000. One rule to know first: under FEMA's substantial improvement rule, work that costs 50% or more of the building's market value, land not counted, can require raising the lowest floor in a mapped flood zone. See home additions and home renovation.
Broward is in the high-velocity hurricane zone (HVHZ) of the Florida Building Code, so windows, doors and the roof of a Parkland home are chosen for that zone. See storm-resistant homes. We also work across Miami-Dade and Palm Beach, including Coral Springs, Southwest Ranches, Weston and Davie.
