General contractor · Hallandale Beach · Miami-Dade, Broward, Palm Beach
One contract for a turnkey condo remodel, a home addition or a new house: cost plus a fixed fee with a price cap, four payments tied to approved stages and a 3-year warranty on the work.
Hallandale Beach
A general contractor in Hallandale Beach signs one contract for the whole project and runs the permits, the subcontractors and the inspections. Florida Home Build does this for condo units, home additions, home remodeling and new houses in Broward County, with budgets usually starting at $250,000. You deal with one company from the first estimate to handover.
Property in Hallandale Beach falls into three kinds, and each one leads to a different project:
A1A · near the ocean
A turnkey remodel of the whole unit, interior to final inspection, with the association application and the city permit prepared by us. Newer towers such as 2000 Ocean stand along this coast, and each building sets its own rules.
Golden Isles · canal streets
Golden Isles and the other canal streets: a custom new house after a teardown, or a major remodel with a home addition on the existing one. The flood zone and the seawall are part of the plan from the first drawing.
West of US-1
Home remodeling in Hallandale Beach that reaches the whole house, a home addition that adds living space, or a new house on the same lot.
A free preliminary estimate comes before any commitment, and the permits and inspections, from the first to the final one, stay with us. We handle the local paperwork and coordinate the trades, and the team speaks English, Spanish and Russian and gets back to you within a day.
Permits alone take 3–6 months, so the earlier the plans start moving, the earlier you build. Send the address, a survey or the plans, and we'll answer within a day with a price range.
Or email the plans to info@floridahomebuild.com
City rules
Two parties approve work in Hallandale Beach: the city's Building Division, which issues the permit and runs the inspections, and your condo association or homeowners association, which decides what happens inside its building or community. Plan for both before demolition and agree the scope of work with each, because the city's submission rules and its inspection limit set the rhythm of the schedule.
The Building Division is at 400 S Federal Hwy and works Monday to Thursday, 7:30 a.m. to 5:00 p.m.; City Hall is closed on Fridays. Documents go through the city's online portal, and papers sent by email are not processed.
The city schedules no more than 15 inspections a day, first come, first served. They are requested by phone or through the Citizen Self Service portal, and a request can be cancelled online until 4:00 p.m. the day before. With a daily cap, inspection dates are worth requesting early, and requesting them is part of our job on every project.
Every building sets its own rules for contractors and for work inside units, so get them in writing before the estimate. Boards often ask for written approval of the work before a permit is sought. We prepare the association application and start it early.
Florida's milestone inspection law for condominium buildings of three stories or more (Statute 553.899) and Broward County's Building Safety Inspection Program, which the city applies, put recurring structural checks on the building's owner or association. Ask your association where your building stands, since a pending inspection can change when and how the board approves unit work.
The permit side is covered in permit expediting and the rules the Broward cities share are on the Broward County page. Condo pricing and stages are on the condo renovation page, and nearby cities have their own pages: Hollywood, Aventura and Sunny Isles Beach.

Cost
Prices in our South Florida ranges are per square foot and depend on the property. The table places a condo remodel, home remodeling in Hallandale, Florida, a home addition or a new house. The real number comes after we see the unit or the lot and the plans, so treat these as ranges for South Florida rather than a quote.
| Project | Price per square foot | Time |
|---|---|---|
| Turnkey remodel of a condo unit | $150–350 | 3–8 months |
| Major remodel of a house, with a home addition as part of the project | $50–250, most often $75–150 | after permits and materials arrive |
| New house away from the water | $450–650 | 28–36 months |
| New house on a canal | $900–1,300 | 28–36 months |
The new-house ranges come from homes of about 6,000–8,000 square feet. The price covers the construction only: land, architect and designer fees, permit fees, surveys, furniture and landscaping are separate. We file the permits, and the city's fees come on top. Timelines are estimates.
A home addition or a remodel meets the 50% rule early. FEMA counts work worth 50% or more of the building's market value, land excluded, as a substantial improvement, and the city or county makes the calculation. If the number is close, a teardown and a new house on the same lot belongs in the comparison. On a canal lot an Elevation Certificate gives the flood zone and the lowest floor height.
Broward is in the high-velocity hurricane zone of the Florida Building Code, so the roof, windows and doors are designed to that standard; the design wind speed for homes in Broward is 170 mph.
The home additions, second-story addition and seawall contractor pages go further, and the article on whole house renovation cost goes through the numbers. The pricing and terms page has the contract terms.

FAQ
Yes, as a turnkey project: the association application, the city permit, the trades and the inspections under one contract. The table above has the price and time ranges for a unit, and the condo renovation page goes through the stages.
We take a home addition as part of a larger project, usually from $250,000, not as a separate small job. It needs a permit, and the 50% rule above applies to it. The home additions page shows how such a project runs.
Send us the address and we compare a teardown and new house with a major remodel for that lot. The flood zone and the lowest floor height come from the lot's Elevation Certificate, and the city decides what zoning allows, so the answer for your lot starts with those two documents.
Yes. Broward and Miami-Dade are the two counties in the high-velocity hurricane zone, which is why the build page on storm-resistant homes is worth a read before you choose windows and doors.
A house on the water is one of the three project types on this page. A new house on a canal is priced at $900–1,300 per square foot, and the seawall and its height are planned together with the house. The waterfront home builders page covers it.
Our projects usually start at $250,000. For a condo unit that is roughly a 700–1,700 square foot remodel at $150–350 per square foot. A free preliminary estimate shows what fits your unit, house or lot.
